JANESVILLE A developer is eyeing the area behind the strip mall off Janesvilles Deerfield Drive that houses TJ Maxx and Michaels for a new, 208-unit townhome community.

Eric Gumm, Chief Development Officer with Wangard Partners, an investment real estate company out of Milwaukee, said they seek to come to Janesville because it has a strong workforce, among other market upshots.

The project is being called Solhaven Janesville.

Gumm said Wangard is still very early in the process and havent formally applied with the city. So far, the developer has only met with surrounding neighbors to gauge interest.

He said the developer favors the land, which is east of Deerfield Drive, in part because the citys recent extension of Sandhill Drive, a road that bisects the land.

It would include 32 studio apartments, 112 one-bedroom units, 48 two-bedroom units and 16 three-bedroom units in a complex that would have eight buildings.

Some amenities proposes for Solhaven: a community clubhouse; a pet playground; a pool; attached garages; a pet wash station.

Gumm said a townhome-style design offers a pedestrian feel, and it eliminates common corridors, which gives residents more privacy. The plans to include community opportunities like picnic tables, the clubhouse and a pet-friend space.

The developer hosted a neighborhood meeting this week.

Gumm declined to share project designs with The 69蹤獲, but he said Solhaven would be maintained and operated by Wangard.

We put a lot of emphasis on the community, Gumm said. As the developer we are also the managers of the facility. We dont hire that out to a third party so we make sure that the day-to-day operations are all going well at our spaces.

Gumm said if the project is approved, Wangard would also develop a 1-acre park near the townhomes and dedicate it to the city of Janesville.
